What is the 5 main step sof organizing process?
  1. reflect on plans and objectives
  2. establish major task
  3. divide major task into sub task
  4.  allocate resources and directives for sub task
  5.  evaluate results of organizing strategy

    decentralization is the dispersion of authoriy to make decision throughout all levels of the organization

    This hierarchical structure is following the layout of pyramid


    Advantages
    1.     Level of leadership within the chart, authority and responsibility is obvious
    2.     Negotiator narrow their field of focus and become the experts like Sub Sale and Project
    3.     Opportunities for promotion motivate the negotiator to perform well
    4.     Negotiator become more loyal when have higher position 

    Disadvantages
    1.     Communication between higher and lower level is tends to be less effective
    2.     Own department will make decision that benefit its own interest rather than whole organization.
    3.     Feedback, decision making and respond time will be longer among the since have to go through so many level.
    4.     Cost is higher when by each level is increasing

    Systematic as the Regional Sales office (agency firm) have the support such as system   support  from the Headquarters.

    Have a team of Executive Leadership Council to supervise and control the co-ethics of Real Estate Negotiator and members in the organization personally feel that this is a great idea in order to protect the benefit of Real Estate Licient holder as BOVAEA regulate code of conduct very strictly.

    Regional Sales Office handled and operated by Regional Director and Regional Manager whereas each project department, resale department and auction department have their own each President and Vice President to work out together in each department. This is good as every head of the department have at least one assistance in each department.

    Headquarters provide support from Education Department to the Regional office to lessen the burden of the Regional Office whereas the Real Estate Negotiators could equipped with sufficient knowledge of real estate and conduct with professional way.

    With a constant support with Project department, Resale or Auction department, the real estate negotiator would have a good choice of target market they want to involve in.

    This organization structure needs numbers of committed manpower especially real estate license holder whereas lack of Real Estate Agent (E) license certified by BOVAEA in Malaysia only about 994 firms only.
